A thorough inspection of the home revealed water infiltration through foundation cracks and open crawl space vents. This caused moisture intrusion, humid conditions, and musty odors in the crawl space that seeped into the living areas of their home. The foundation settlement issue was causing cracks to form in the foundation, leading to water infiltration. The open vents allowed humid air to enter the crawl space which created a moist environment, leading to mold growth and musty odors. This moisture intrusion eventually seeped into the living areas, compromising the air quality in the home.
We recommended a custom, permanent solution for their crawl space and foundation problems. This included installing a crawl space SmartSump pump system, encapsulating the crawl space, and installing helical piers to stabilize the foundation.
We sealed the crawl space vents, around the rim joists, and any visible cracks that would allow outside elements to enter. To prevent water from building up underneath the crawl space liner on the floor, we installed drainage matting. Water is directed to the SmartSump pump system via open channels in the system so that it can be removed from the house through an exterior discharge line. CleanSpace vapor barrier was permanently fastened to the walls, piers, and over the crawl space floor matting.The drainage matting works by creating a space between the floor and the liner that collects the water and directs it to the sump pump, while the vapor barrier acts as a barrier to the walls and piers to prevent water from coming through. By keeping the water out, the crawl space liner remains dry and free from moisture.In the crawl space, a SaniDry Sedona dehumidifier was installed to reduce humidity levels, prevent mold, and eliminate odors.The existing leaky and deteriorating crawl space door was replaced with an EverLast custom made door.
We installed foundation helical piers to stabilize the home's foundation. Helical piers are designed to transfer the weight of their home to load-bearing soil or bedrock, permanently stabilizing the home's foundation. This ensures that the home's foundation won't settle or experience further damage from soil shifting and eroding, thus protecting the house for years to come.
