Mr. And Mrs. Murphy have a 1900 square foot home in Fayetteville, NC. Mrs. Murphy received a water bill that was much higher than she is used to. When Mr. Murphy went under their home over the weekend to see if there was a water leak and after further investigation he found more than water! He saw signs of mold and wood rot on some of his floor joist and the smell he and his wife were experiencing in their living room was even stronger underneath. Mr. and Mrs. Murphy called Southeast Foundation & Crawlspace Repair to look into how to fix what they had found.

Solution

Southeast Foundation & Crawl Space Repair noted during their inspection that there were traces of mold growing under the home due to high humidity and some floor joist with rot. They remedied the issue by installing a 20 mil CleanSpace encapsulation liner. A Smart Sump pump was installed and if there is ever another water leak, the Murphy’s will know right away before they get their water bill. The SaniDry dehumidifier, which was installed in their crawl space as well, is always our humidifier of choice to reduce moisture levels in the crawl space.

By completing the steps above, the home was isolated from the earth and water intrusion and moisture issues were brought under control. By reducing the relative humidity inside the crawl space, we eliminated the conditions that support mold growth and energy savings alone will pay for this investment.

This familiar sight is due to the high humidity levels in this crawl space. Fiberglass insulation absorbs the humidity, which weighs it down and causes it to hang off the ceiling. This also greatly lowers the effectiveness of the insulation.

Stagnant water in the crawl space is a great breeding ground for bugs and a clear sign of high humidity levels; the major factor in mold growth. Here; the ripped vapor barrier does nothing for the homeowner.

Another great picture that shows the causes of an uncomfortable home. The insulation is drooping onto the nasty, wet dirt ground. This explains the musty smell and the cold floors upstairs.

At the end of our installation, we always ask the homeowners to investigate the performed job. Here you can see Mr. Murphy crawling through his new storage space - in his shorts!

To demonstrate how our Smart Sump Pump works, we fed a hose into the sump pump and filled it with water. We then turned off the sump pump and filled it with water to show how the back up battery kicks in in case of an outage.

The CleanSpace System does not only serve as a vapor barrier but it also controls the humidity level, which in turn improves the living conditions in the home. The reflective material on the walls here is SilverGlo which is a closed-cell R-11 insulation panel with a radiant heat barrier.
