Clean Space Encapsulation in La Grange
Challenge
The homeowners were having issues with their kitchen floos sagging and feeling soft. Work had been done to repair the floors in the past, only 5 years prior and they were having the same issues again. In the kitchen the cabinets weren't level, the baseboards were pulling away and the doors wouldn't close correctly. Upon inspection of the crawlspace I did find very wet soil and a vapor barrier that had water pooled on top of it as well as moisture beaded on the bottom. The floor insulation was saturated, the HVAC ducts were dripping from condensation and the wood moisture content levels ranged from 30-50% with some mold growth and wood rot present.
Solution
To fix the moisture issues in the crawlspace the homeowners decided on a full CleanSpace encapsulation with drainage to seal the crawlspace from any further moisture coming into crawlspace and keep the crawlspace clean and dry. First we removed the wet floor insulation, we then installed a perimeter drain system and Drainage matting on the crawlspace floor. As an upgrade to the prior insulation and to seal the foundation walls we installed our SilverGlo insulation board and sealed the vents. To seal the off the ground we used our 20 mil CleanSpace Liner and wrapped the support piers. To finish our encapsulation we installed a Sanidry Sedona dehumidifier to dry the crawlspace and condition the air, then our Smart Sump sump pump to remove water from the dehumidifier, ground moisture and water from the perimeter drain.
